6.4 Attend Escritura Signing

The big day! Sign the escritura at the Notary's office and receive the keys to your Costa del Sol property.

What Happens at the Notary

  • The Notario reads the escritura aloud
  • All parties verify identities and documents
  • You pay the balance (usually by bank cheque)
  • Everyone signs the escritura
  • The seller hands over the keys
  • The Notary submits the deed for Land Registry registration

Day-of Tips

  • Bring your NIE, passport, and bank cheque
  • Arrange a sworn translator if you don't speak Spanish
  • Your lawyer can sign on your behalf with Power of Attorney (popular for international buyers)
  • Take meter readings as soon as you get the keys
  • Celebrate — you now own property on the Costa del Sol!

Power of Attorney Option

  • Many Costa del Sol buyers cannot attend in person
  • Your lawyer can sign on your behalf with a Power of Attorney (poder)
  • The power must be notarised and apostilled if granted abroad
  • This is a common and accepted practice — don't feel you must be there

Common Mistakes to Avoid

  • Arriving without all required documents
  • Not having a translator and misunderstanding the escritura
  • Forgetting the bank cheque for the balance
  • Not checking fixtures and fittings match what was agreed
